More about your role
As our Asset Appraisal Officer, you will coordinate options appraisals for void and tenanted properties, bringing together asset, Customer, financial and technical information to support clear recommendations on whether properties should be retained, invested in or disposed of. You will manage referrals, identify assets for review and work with internal teams and external specialists to obtain surveys, valuations and other information. You will primarily work within the fast-paced Empty Homes Recycling Programme but may also provide wider support with portfolio reviews and asset optimisation projects as well as larger scale acquisitions and disposals.
Working across Investment, Finance, Places Management and other business areas, you will help colleagues reach balanced decisions that reflect financial, operational, environmental and Customer needs. You will improve appraisal processes, manage competing priorities and provide financial administration support, including purchase orders, invoices and capital project approvals. You may also represent senior members of the Asset Performance team at meetings and within project groups.
Essential criteria
- Experience of analysing financial, operational, social and environmental information to produce clear recommendations or business cases.
- Experience of managing a complex workload and delivering multiple projects or appraisals to agreed deadlines.
- Evidence of working with internal and external stakeholders to reach decisions involving competing business and Customer requirements.
- Relevant experience within a social housing, property, asset management or real estate environment.
More about you
You understand the political, regulatory, social and environmental issues affecting housing assets and can use evidence to identify opportunities to improve portfolio performance. You are organised, accurate and comfortable managing several detailed appraisals at the same time. You can work constructively with people who hold different views, explain complex information clearly and develop recommendations that balance financial, social, environmental and Customer priorities.
It would be beneficial if you have experience of identifying poorly performing assets and considering options such as investment, remodelling, repurposing, redevelopment or disposal. An understanding of social housing finance, including grant and book values, and experience of processing purchase orders and invoices would also be useful. This role requires a Basic DBS check.
