Role Purpose: Are you an experienced leader in Social Housing with a passion for service development? Residential Management Group is seeking a Property Services Manager to lead our Public Sector Property Management team. You will be accountable for the effective and efficient management of a large and growing portfolio of properties used by Westminster City Council as temporary accommodation for housing applicants. Additionally, you will lead the development of a single homelessness property management service and be responsible for the hostel budget.
Where will you be located?
Working agile between home and site, you'll be conveniently located to visit your developments across London and Greater London within the border of the M25. The role will be site based approximately 2 to 3 days per week with the rest of the time based at home. Infrequent visits may be required to our offices in Victoria, London
Key Responsibilities:
- Lead the Property Management service to achieve set KPIs.
- Recruit, resource, and manage the team.
- Ensure all properties comply with statute and regulation in terms of their condition and certification.
- Liaise effectively with the Council's Temporary Accommodation Team to ensure swift property letting and timely repairs.
- Develop and maintain relationships with contractors for effective repair and maintenance of the portfolio.
- Manage building safety for residents, staff, and contractors.
- Build relationships with statutory and third sector support organizations to support vulnerable tenants.
- Aim for high tenant satisfaction levels.
- Represent the company at external events and promote the service.
- Manage delegated budgets related to single persons hostel management.
Skills and Experience:
- Minimum 5 years' experience in a Social Housing environment.
- At least 2 years' experience leading a team, demonstrating operational and strategic leadership skills
- Educated to graduate level or equivalent qualification.
- Strong commitment to providing a customer-focused service.
- Analytical thinking and effective solutions for service development.
- Full UK Driving Licence and access to your own vehicle
Preferred Qualifications:
- Ability to make decisions independently and collaboratively, supported by factual information.
- Effective performance in highly pressurized environments.
- Professional qualifications with The Property Institute, CIH, or equivalent.
